Real Estate company in NY, NY 11101 is seeking a Section 8 Subsidy Specialist. This position will report into the COO. It is an on-site opportunity with compensation up to 70K with benefits.
The Section 8 Subsidy Specialist is primarily responsible for preparing certifications/re-certifications. The Section 8 Subsidy Specialist ensures:
- existing and prospective residents qualify for occupancy.
- subsidy recipients are occupying units appropriate to family size and composition.
- subsidy recipients are paying rents appropriate to family composition and income.
The ideal candidate holds the following:
- 2+ years of experience with NYCHA; New York city Housing Authority is a MUST, i.e. worked with HQ inspections, landlords to restore subsidy, worked with tenants.
- Processing section 8 subsidies ; how to process and being able to communicate and make sure subsidies is running and no laps in payments.
- Will be interacting with multiple people. Organization is key.
Essential Duties and Responsibilities:
- Meets with tenants to process annual and interim certifications and recertification's
- Submits files to for third party verification
- Maintain up to date tenant recertification files and purge files as required
- Address resident complaints regarding rent and apartment repairs
- Prepare and send notices to residents regarding any account or compliance related issues
- Manage internal and external waiting list
- Partner with the Leasing and Account Receivable departments on legal, billing, arrears, and/or payments related issues
- Coordinate annual and vacant apartment inspections with field managers
- Inform the Director of Maintenance of any related building repairs and maintenance issues
- Interact with HUD, HDP, HCR, or any other state or local housing agency governing Section 8 subsidy programs
Required Education, Experience, and Skills:
- At least 1 year of relevant experience in property management
- High proficiency with Microsoft Office products/software particularly Excel
- Must be proactive in resolving problems and able to diffuse conflict professionally
- Must be highly organized, and able to manage multiple and competing deadlines
- Must be able to effectively communicate in written and verbally in English
- Must able to fluently speak Spanish
Preferred Education, Experience and Skills:
- Associate’s degree or 2 years of college
- Familiarity with NYS/NYC housing regulations and Section 8 affordable housing program
Physical Requirements:
- Must be able to stand and walk traversing the office as necessary.
- Must have good vision to read on computer screens, and identify details and errors.
- Must be able to sit at desk and use a computer, mouse and operate other office equipment.
- Good hand-eye coordination and fine motor skills.
