Job summary

A senior subject-matter expert who leads complex land acquisition efforts and mentors junior staff. The Senior Acquisition Landman handles high-value and complex negotiations (multi-party estates, encumbrances, complicated vesting), supports post-site control activities (subsurface waivers, gen-tie and road ROWs, encroachment agreements, permits), advises management on resourcing and schedules, and coordinates cross-functional execution with Title, GIS, Land Administration, and Project Managers.

Key responsibilities

  • Lead and execute negotiations for complex leases, purchases, and easements; resolve title/vesting issues and negotiate ancillary agreements (encroachment, access, permits).
  • Support post site-control activities including subsurface waiver acquisition, gen-tie right-of-way acquisition, road right-of-way agreements, and local permit negotiations.
  • Mentor and review work of Junior and Mid-level Acquisition Landmen; perform quality reviews of negotiation files and Land Flow notes to ensure compliance with company process.
  • Advise management on project resourcing, timelines, risk, and evolving needs; coordinate project close-out and finalization of landowner folders, databases, and GIS deliverables.
  • Escalate and manage complex title or legal issues with Title Manager and Sr. Title Agents; provide guidance on how title findings affect negotiation strategy.
  • Prepare and lead client meetings for major accounts, present negotiation status and strategy, and provide senior-level client updates.

Qualifications

  • 5+ years’ progressive experience in land acquisition, real estate, or related legal/transactional roles, with a track record of handling complex negotiations.
  • Deep knowledge of land/right-of-way transactions, titles, legal descriptions, and ROW negotiations.
  • Strong leadership, coaching, and communication skills; ability to manage cross-functional teams and escalate appropriately.
  • Proficient with Land Flow and Microsoft Office; comfortable preparing client deliverables and leading client calls.
  • Willingness to travel extensively and work flexible hours when the project requires.

Preferred

  • Prior experience supervising or mentoring land teams.
  • Experience with project budgeting, check/request workflows, and interfacing with permitting or local government agencies.

Pay Range :

  • $90,000 - $110,000 depending on experience

Monday to Friday
